Economics Dept.: Area Home Sales, Prices Rise

The Detroit area saw a small increase in home sales in June, led by strong increases Macomb and Oakland counties, according to figures released Monday by the Farmington Hills real estate information firm Realcomp II Ltd.

The total of non-foreclosure sales rose a strong 42.5 percent, while foreclosure sales plunged 34.7 percent.

Median sale prices jumped 41.5 percent from a year ago, with foreclosure sale prices rising 0.8 percent.

Also, the number of homes on the market plunged 22.5 percent, a good sign for future prices.

By market, the sale figures were as follows:

Total region: 6,560 total sales, up 0.2 percent from 6,549 sales in June 2009. Foreclosure sales were 2,347, down 34.7 percent from June 2009's 3,593. Non-foreclosure sales were 4,213, up 42.5 percent from June 2009's 2,956.

Detroit: 679 total sales, down 42 percent from 1,171 sales in June 2009. Foreclosure sales were 467, down 55.1 percent from 1,039 in June 2009. Non-foreclosure sales were 212, up 60.6 percent from 132 in June 2009.

Genesee County: 546 total sales, up 2.1 percent from 535 sales in June 2009. Foreclosure sales were 59, down 37.9 percent from 95 in June 2009. Non-foreclosure sales were 487, up 10.7 percent from 440 in June 2009.

Huron County: Six total sales, up 100 percent from three sales in June 2009. Foreclosure sales were one, down 50 percent from two in June 2009. Non-foreclosure sales were five, up 400 percent from one in June 2009.

Lapeer County: 97 total sales, up 11.5 percent from 87 sales in June 2009. Foreclosure sales were 47, down 9.6 percent from 52 in June 2009. Non-foreclosure sales were 50, up 42.9 percent from 35 in June 2009.

Livingston County: 243 total sales, up 7 percent from 227 sales in June 2009. Foreclosure sales were 68, down 32 percnet from 100 in June 2009. Non-foreclosure sales were 175, up 37.8 percent from 127 in June 2009.

Macomb County: 988 total sales, up 25.2 percent from 789 in June 2009. Foreclosure sales were 289, down 13 percnet from 447 in June 2009. Non-foreclosure sales were 599, up 75.1 percent from 342 in June 2009.

Oakland County: 1,793 total sales, up 21.1 percent from 1,480 in June 2009. Foreclosure sales were 571, down 26.8 percent from 780 in June 2009. Non-foreclosure sales were 1,222, up 74.6 percetn from 700 in June 2009.

Sanilac County: Eight total sales, down 57.9 percent from 19 in June 2009. Foreclosure sales were three, down 78.6 percent from 14 in June 2009. Non-foreclosure sales were five, unchanged from June 2009.

St. Clair County: 112 total sales, down 17 percent from 135 in June 2009. Foreclosure sales were 43, down 44.2 percent from 77 in June 2009. Non-foreclosure sales were 69, up 19 percent from 58 in June 2009.

Tuscola County: 20 sales, down 33.3 percent from 30 sales in June 2009. Foreclosure sales were eight, down 20 percent from 10 in June 2009. Non-foreclosure sales were 12, down 40 percent from 20 in June 2009.

Wayne County: 2,177 total sales, down 19 percent from 2,689 in June 2009. Foreclosure sales were 1,062, down 44.3 percent from 1,906 in June 2009. Non-foreclosure sales were 1,115, up 42.4 percent from 783 in June 2009.

Median sale price information was as follows:

Total region: Foreclosure sales, $36,000, up 35.8 percent from $26,500 in June 2009. Non-foreclosure sales, $114,950, up 0.8 percent from $114,500 in June 2009.

Detroit: Foreclosure sales, $7,500, up 25 percent from $6,000 in June 2009. Non-foreclosure sales, $15,000, unchanged from June 2009.

Genesee County: Foreclosure sales, $35,000, down 9.1 percent from $38,500 in June 2009. Non-foreclosure sales, $61,100, up 24.7 percent from $49,000 in June 2009.

Huron County: Foreclosure sales, $134,900, up 84.9 percent from $72,950 in June 2009. Non-foreclosure sales, $70,000, up 75.4 percent from $39,900 in June 2009.

Lapeer County: Foreclosure sales, $61,136, up 0.2 percent from $61,000 in June 2009. Non-foreclosure sales, $119,500, up 10.6 percent from $108,000 in June 2009.

Livingston County: Foreclosure sales, $98,750, down 7.7 percent from $107,000 in June 2009. Non-foreclosure sales, $156,500, up 0.3 percent from $156,000 in June 2009.

Macomb County: Foreclosure sales, $45,500, up 5.2 percent from $43,260 in June 2009. Non-foreclosure sales, $97,900, down 17.7 percnet from $119,000 in June 2009.

Oakland County: Foreclosure sales, $61,500, up 11.8 percent from $55,000 in June 2009. Non-foreclosure sales, $152,000, down 1.3 percent from $154,000 in June 2009.

Sanilac County: Foreclosure sales, $69,000, up 150 percent from $27,600 in June 2009. Non-foreclosure sales, $85,000, up 165.6 percent from $32,000 in June 2009.

St. Clair County: Foreclsure sales, $54,000, up 13.7 percent from $47,500 in June 2009. Non-foreclosure sales, $100,000, down 2 percent from $102,000 in June 2009.

Tuscola County: Foreclosure sales, $27,250, down 29.2 percent from $38,511 in June 2009. Non-foreclosure sales, $76,450, up 7.3 percent from $71,250 in June 2009.

Wayne County: Foreclosure sales, $21,157, up 61.5 percent from $13,100 in June 2009. Non-foreclosure sales, $75,000, down 12.5 percent from $85,750 in June 2009.
